Price growth in Bowling Green depends on which part you mean
The Federal Housing Finance Agency says U.S. house prices rose 2.6% from July 2025 to July 2026. That number sounds simple. For Bowling Green, it is not the whole story.
The Real Estate Data Aggregator counted homes sold across all four Bowling Green ZIP codes for the three months ending July 31, 2026. Prices moved differently in every one. One part rose 18.3%. One rose 16%. One rose 1.9%. One dipped 4.3%. Broad talk about prices can miss your part of town by a lot.

42103: the biggest price jump
The Real Estate Data Aggregator put the median sale price in 42103 at $440,000 for the three months ending July 31, 2026. That is up 18.3% from the same months in 2025. Ninety-three homes sold there, down 5.1% from a year before. Fewer sales, but higher prices.
Homes took a median of 75 days to sell, 3 days longer than a year ago. Still, 32.4% went under contract within two weeks of listing, up 4.9 points from last year. The Real Estate Data Aggregator also shows 4.3 months of supply, the tightest of any Bowling Green ZIP code.
42122: highest prices, most new listings
The Real Estate Data Aggregator counted a median sale price of $540,000 in 42122, the highest of any Bowling Green ZIP. Prices rose 16% from a year earlier. Only 33 homes sold, but that was up 10% from 2025.
There is a catch. New listings in 42122 rose 65.7% from a year ago, and homes for sale rose 65.2%. Months of supply hit 7.1, up 2.4 months from last year. More choices for buyers, more competition for sellers.
Homes still sold for 98% of list price on average, and the median days on market was 68, the shortest of any ZIP. About 31.3% went under contract within two weeks, up 20.6 points from last year.
42104: steady, with more sales
The Real Estate Data Aggregator shows 42104 with a median sale price of $325,995, up just 1.9% from a year ago. That is the smallest gain of any ZIP. But 140 homes sold, up 6.9%. And homes sold 20 days faster than last year, with a median of 75 days on market.
About 31.6% of homes went under contract within two weeks, up 4.9 points. Sellers got 97.7% of list price on average. This ZIP is moving steadily, even if price growth is modest.
42101: prices dipped, but sales picked up
The Real Estate Data Aggregator shows the median sale price in 42101 at $265,000, down 4.3% from a year ago. That is the only ZIP where prices fell. It is worth being honest about that.
At the same time, 203 homes sold there, the most of any Bowling Green ZIP, up 6.8% from last year. Homes for sale fell 11.3%. Sellers got 97.7% of list price, up 0.5 points. And 12.3% sold above list, up 3.9 points. Buyers are active here even as the median price pulled back.
The median days on market was 86, the longest of any ZIP. Only 16.1% of homes went under contract within two weeks, down 5.5 points. Pricing carefully matters more here than anywhere else in Bowling Green right now.
How prices stack up across all four ZIPs
The wider picture: rates and national trends
Bowling Green's split does not happen in a vacuum. CNBC reported the average contract rate for a 30-year fixed mortgage with a conforming loan balance reached 7.30% in the week ending September 30, 2026. Mortgage News Daily, also cited by CNBC, put rates as high as 7.58% on a single day that week.
The Federal Housing Finance Agency said U.S. house prices rose 0.3% from June to July, seasonally adjusted, and 2.6% from July 2025 to July 2026. Realtor.com reported that 20.8% of listings nationally had a price reduction in September 2026, the highest share since October 2022. Active listings nationally topped 1.16 million, up 5.5% year over year.
Higher rates put pressure on buyers everywhere. In Bowling Green, that pressure shows up differently street by street and ZIP by ZIP.
