New listings rose in part of Nashville, but supply still stayed tight
Realtor.com counted 22.5% of Nashville-area listings with price cuts in September 2026. That is the fact that changes what a seller should do: price it right from day one, or join that group.
These numbers cover the three months ending August 31, 2026, for ZIP 37221 in Nashville. Read them with that period in mind.
More listings came in, but inventory still fell
The Real Estate Data Aggregator counted 262 new listings in ZIP 37221, up 22.4% from the same period in 2025. More sellers stepped up. But homes for sale still fell 6.9% year over year, to 257 total. Supply sat at 3.5 months. That is not a flood of homes. Buyers have more choice than last year, but not a lot more.
Prices held almost flat, and homes sold a little faster
The Real Estate Data Aggregator put the median sale price in ZIP 37221 at $499,500, down just 0.1% from a year ago. Prices dipped a little, but barely. Median days on market fell 3 days shorter than last year, landing at 54 days. Not every home sold fast, but the typical home moved a touch quicker.
Sales rose, but pending deals slipped
The Real Estate Data Aggregator counted 228 homes sold in ZIP 37221, up 8.6% from a year ago. That is a real gain. But pending sales fell 11.9% to 200. Fewer contracts are being signed right now. Mortgage rates topping 7% in September 2026, as Realtor.com reported, likely played a part in that slowdown.
Quick contracts are up, a bright spot for sellers
The Real Estate Data Aggregator found that 30.5% of homes in ZIP 37221 went under contract within two weeks of listing. That share rose 4.9 points from a year ago. Nearly 1 in 3 well-priced homes moved fast. Sellers who priced sharply did not wait long.
