Bellevue homes moved a little faster with less inventory
The one fact that changes what a seller should do right now: the Real Estate Data Aggregator counted only 257 homes for sale in Bellevue in the three months ending August 31, 2026, down 6.9% from a year before. Fewer choices for buyers means a well-priced home has a better chance to stand out.
Speed picked up a little too. The Real Estate Data Aggregator found that 30.5% of Bellevue homes went under contract within two weeks of listing. That share is up 4.9 points from the same period a year before. Not every home sold that fast, but nearly 3 in 10 did.
Rates are part of the story. Realtor.com reported that mortgage rates topped 7% in September 2026 for the first time since January 2025. Higher rates can slow some buyers down. But they can also push serious buyers to move quickly when they find the right home.
The median sale price in Bellevue was $499,500, according to the Real Estate Data Aggregator. That is down just 0.1% from a year before. Prices dipped a little, but the dip is very small. Sellers averaged 98.3% of their list price, up 0.2 points from last year.
Sales volume rose. The Real Estate Data Aggregator counted 228 homes sold, up 8.6% from a year before. New listings also climbed, up 22.4% to 262. More sellers came to market, and more sales closed. That balance kept months of supply at 3.5, down 0.5 months from last year.
Realtor.com also reported that the Seattle-Tacoma-Bellevue metro median home price was $749,970 in September 2026. Bellevue's own $499,500 median sits below that metro figure. The Federal Housing Finance Agency reported U.S. house prices rose 2.4% from August 2025 to August 2026. Bellevue's near-flat price change tracks a bit differently from that national pace.
13.6% of Bellevue homes sold above list price, up 1.2 points from a year before. That is not a majority, but it is a sign that some homes drew enough interest to push past their asking price.
- Inventory is down, speed is up slightly, and prices held nearly flat.
- The Real Estate Data Aggregator shows 54 days as the median time on market, 3 days less than a year before.
- Rates above 7%, per Realtor.com, are real.
- But 228 homes still closed in three months, and nearly 3 in 10 went under contract within two weeks.
One more thing worth knowing: these are ZIP-code numbers. One street can read very differently from the whole area. A home near a park, a school or a busy road can move faster or slower than the median suggests.
